Why a monthly lease, and why now

A stay of 30 days or more is a residential lease under Colombian law (Ley 820 de 2003), not tourist housing. It doesn’t need a tourism registration (RNT), and building bans on short-term rentals don’t apply to it.

Meanwhile, short-term rental supply is shrinking. Medellín’s Airbnb listings are down about 37% year on year, according to AirDNA (October 2026), after inspections, building bans and stricter RNT enforcement.

What you pay

  • Registration: COP 20,000 + IVA (COP 23,800 in total), once. It unlocks messaging and booking requests.
  • A 10% booking payment to the landlord when they accept your request. It counts towards your first month.
  • The rest of the first month on move-in day, paid directly to the landlord.
  • Paying by card? The card fee is shown before you pay. We never touch your rent.

Frequently asked questions

What’s the minimum stay?
30 days. Contracts run 30 days at a time and you confirm renewal 7 days before each period ends.
Is a monthly rental legal if the building banned Airbnb?
Yes. A lease of 30 days or more is a residential lease under Ley 820, so building bans on tourist rentals don’t apply. You still follow the building’s rules, like any resident.
Can I pay from abroad?
Yes. Landlords on Medellín Monthly accept cards through their own Mercado Pago account. The card fee is shown before you pay.
What if the apartment isn’t as described?
Report it within 24 hours of moving in, with photos. We mediate between you and the landlord, using our 360° tour as evidence for Verified homes.
