Building banned Airbnb? Rent monthly, legally

The assembly voted, the administration put up the notice and your apartment is empty. You don’t need to fight anyone: a lease of 30 days or more is housing, not tourism, and building rules can’t ban it.

A guide, not legal advice. It summarises Colombian rules as we understand them in October 2026. For your own case, check with the relevant authority or a professional.

What your building can ban

Stays of under 30 days are tourist housing. They need an RNT, carry IVA, and the building’s horizontal-property rules (Ley 675 de 2001) can ban them.

What it can’t ban

A lease of 30 days or more is an urban housing lease under Ley 820 de 2003. It’s housing, not tourism: it doesn’t need an RNT, and the Airbnb ban doesn’t apply to it.

Your tenant does have to follow the building’s rules, like any resident.

What we never do

We don’t help disguise short stays: no long "paper" contracts for one-week stays. Every lease on Medellín Monthly is 30 days or more, on a real residential lease.

How to switch to monthly

  1. List your apartment with an all-in monthly price and your available dates.
  2. Book the 360° tour and verification visit to earn the Verified badge.
  3. Tell the administration about the new tenant with our template letter, as with any housing lease.
  4. Accept a verified tenant, sign the lease and get paid directly: a 10% booking payment, then the rest on move-in day.

What it costs

  • Listing: COP 300,000 + IVA a year per property (COP 357,000 in total), or COP 50,000 + IVA a month (COP 59,500).
  • 360° tour + Verified visit: COP 250,000 + IVA (COP 297,500 in total). The tour is yours.
  • Launch offer: the first 50 properties pay no listing fee for the first year if they buy the 360° tour.
  • Booking commission: zero. The rent is 100% yours.

The first 50 properties list free for the first year

All you need is the 360° tour and Verified visit: COP 250,000 + IVA (COP 297,500 in total). The tour is yours. Zero booking commission.

Frequently asked questions

Do I need the administration’s permission to rent monthly?
You don’t need permission for a housing lease of 30 days or more. It is good practice to tell the administration who the new tenant is, and your tenant must follow the building’s rules.
What if the administration insists I can’t?
Explain that it’s a housing lease under Ley 820, not a tourist rental. If the disagreement continues, talk to a lawyer: our guides are not legal advice.
Can I rent for 15 days?
Not on Medellín Monthly. We only list leases of 30 days or more. Shorter stays are tourist housing and have their own rules, including the RNT.
Can I keep another apartment on Airbnb?
Yes, where your building and the RNT allow it. On Medellín Monthly you only list leases of 30 days or more.
